What is Permitted Development?

Under this building rule, construction can occur without planning permission, provided the new structure is built within certain parameters. It comes into play for side-return and rear-facing house extensions and is also relevant for installing garden rooms and other outbuildings in Guildford, Woking, and Walton-on-Thames.

For our garden room builders at Croft Garden Rooms to follow these rules, the following must be acknowledged at the garden room design stage:

  • If the building is to be positioned LESS than 2m from the property’s boundary, it must have a maximum height of 2.5m from the ground level

  • If the building is to be positioned MORE than 2m from the property’s boundary, it must have a maximum height of 3m for a pent-roofed structure and 4m for a dual-pitched roof

  • No more than 50% of the area around the original property can be taken up by any external buildings, and the new structures cannot be built forward of it either

  • The new outbuildings cannot have balconies or raised verandas and platforms included in the garden room designs; antennas are also not permitted

  • Using garden rooms for permanent guest suites or family bedrooms will require further permissions as they must comply with building regulations

Further rules will apply for properties in Guildford, Woking, Walton-on-Thames, or the surrounding areas that are of historical interest, listed, or situated in Areas of Outstanding Natural Beauty.
